DUPLEX. Two homes, one lot.

The duplex is the quietest act of density — two complete homes occupying the footprint of one, each with its own threshold, its own light, its own life. What makes it remarkable is what it does not do: it does not announce itself, does not disrupt the rhythm of the street, does not ask the neighborhood to adjust. It simply fits. We find the overlooked parcel, the site where a single-family structure sits on land that was always meant for more, and we build something that belongs there as if it always had.

TRIPLEX. Precision at small scale.

Three units on a compact infill lot, organized so that each lives generously despite the constraints — good natural light, private outdoor space where possible, no shared corridors. From the street it reads as a single residence. Inside, it performs as a small income-producing asset. Sur+ designs every triplex to resolve that tension visibly — a building that earns the confidence of the neighborhood and the attention of the market.

FOURPLEX. The threshold product.

Four units changes the conversation. The building is now complex enough to require real design.

 

The fourplex is where infill development begins to attract serious investor interest, where the project scales to a construction logic that is both repeatable and refinable. Sur+ treats the fourplex as a precision instrument: every shared wall, every stair, every roofline is a decision that affects cost, quality, and long-term performance.

TOWNHOMES. The missing product.

A multi-story attached home with its own front door, its own staircase, its own small yard — organized in a cluster that shares land costs without sacrificing privacy. Sur+ townhomes are designed for the household that has outgrown apartment living: larger floor plates, genuine separation between units, and a spatial sequence that mirrors the experience of a house rather than a floor of a building.

COURTYARD. The typology worth reviving.

Four to eight small detached homes gathered around a shared courtyard — each with its own roof, its own orientation, its own light on multiple sides. The courtyard is not an amenity; it is the organizing idea that makes each cottage feel like a private dwelling while sharing the economics of a single land acquisition. The result is density that does not feel like density.

MULTIPLEX. Built to perform.

At multiplex scale, the building reveals its logic. Repeated unit types, aligned structural bays, shared vertical circulation — each element serves the others and the whole. This is where our modular delivery strategy performs at its best: factory-built modules arrive at the site 90 to 95 percent complete, assembled with a consistency that field construction rarely achieves. Timelines compress. Material waste drops. The finished building stabilizes faster and performs more predictably than anything built entirely in the field.

LOW-RISE. Density done right

No elevators, no podium, no mechanical complexity — just a well-resolved building where every dollar of construction budget goes directly into unit quality and materials. The three-story walk-up is efficient to build, durable in operation, and legible to the market at every stage. Simple by design, and better for it.  It is also where Sur+ actively explores modular construction: factory-built modules that arrive nearly complete to the site,
